We’ve been hearing a lot of talk about the historic real estate market we’re currently in, but what exactly does that mean, and how does it affect us here in Greenville?

Local real estate agency Coldwell Banker Caine is here to answer all of those questions + more, so you can leave this newsletter more informed and ready to jump in on that next housing convo (or even get prepared to make your next housing purchase).
5 FAQs, #Answered:
1. Why is the market so hot right now?
The simple answer is that there is substantial pent-up demand post-pandemic and a historically low supply of inventory (which has been declining since 2012). Beneath the surface of those general circumstances are a few other factors contributing to the dramatic boom: record-low mortgage rates and a dramatic surge of new prospects, including first-time millennial buyers and families relocating from more expensive, congested urban markets. The result? A quick-turning seller’s market where crowds of eager buyers are willing to pay increasingly higher prices, and even run prices up in an effort to outbid others.
2. Are more homes going to come on market this year?
While no one can predict the future of real estate with absolute certainty, experts say signs are pointing toward a number of new listings in the very near future. Our local market data aligns with that expectation. In April, we saw more units hitting the market than in the previous 8 months, and we continue to see an increase month over month.

Audubon South Carolina, Duke Energy, and South Carolina Department of Parks, Recreation & Tourism (SCDPRT) are partnering to unveil a new Motus Wildlife Tracking tower at Caesars Head State Park today, June 4, 2021.
The new Motus tower will be directed out over the mountains to receive pings from birds and other wildlife within ~10km of the peak of Caesars Head | Photo by Jennifer Tyrrell
What is it?
Motus Wildlife Tracking towers capture data + follow migratory patterns of native birds + other wildlife. (Motus is the Latin word for movement.) This new tower is the first of its kind in the Upstate and adds to the network of other towers already installed in SC, including at Riverbanks Zoo in Columbia + along the Charleston coastline. 🦜
How it works:
Tracking migrating birds can be very difficult. Motus technology uses coordinated automated radio telemetry arrays (read: radio signals) to track the real-time paths and movement of birds + wildlife. To capture the data, (which is available to the public on the Motus website), researchers across the hemisphere attach temporary tags to species of concern. Those tags transmit signals that nearby Motus towers pick up, creating a real-time migration log for said species. 📍 Ⓟ
